​In connection with the sale and purchase of real estate, parties enter into contracts agreeing to abide by certain terms. If the seller fails to carry out his or her end of the bargain, a buyer may be able to seek monetary damages or ask a court to force the sale to go forward. 

On the other hand, if a buyer breaches the contract and fails to follow through with a timely purchase of the property, a seller may also have a claim for damages.
